There are lots of things that you can do to obtain higher rental returns, a better calibre of tenants and ultimately rent your investment property quicker.

1. Appoint a professional property manager
It’s important to consider whether your time is best spent finding and managing tenants or whether this is best left to the expertise of a property manager. Also, keep in mind that some insurers require a property management agreement to be in place as a condition of insurance.

2. Make some improvements
Making small changes such as new paint, fixing chipped walls and tidying up the garden can attract better tenants and ultimately increase the home’s value if or when it comes time to sell.

3. Hire a professional cleaner
To clean a house top to toe can literally take days and even then often things like the oven and cupboards will have been missed or poorly done. For the cost of a few hundred dollars enlisting a professional cleaner could pay you back ten-fold if it attracts a new tenant sooner. 4. Engage a professional photographer and floor planner
