First impressions count and having a professional marketing campaign for your investment property can mean the difference between one person at the open home to 15 people through the door and 10 applications!

When scrolling through available rental properties online, you will see that majority don’t have professional photos or a floor plan so here is your chance to stand out from the crowd and really let your property shine!

There are lots of things that you can do to obtain higher rental returns, a better calibre of tenants and ultimately rent your investment property quicker.

1. Appoint a professional property manager
It’s important to consider whether your time is best spent finding and managing tenants or whether this is best left to the expertise of a property manager. Also, keep in mind that some insurers require a property management agreement to be in place as a condition of insurance.

2. Make some improvements
Making small changes such as new paint, fixing chipped walls and tidying up the garden can attract better tenants and ultimately increase the home’s value if or when it comes time to sell.

3. Hire a professional cleaner
To clean a house top to toe can literally take days and even then often things like the oven and cupboards will have been missed or poorly done. For the cost of a few hundred dollars enlisting a professional cleaner could pay you back ten-fold if it attracts a new tenant sooner. It also shows prospective tenants that the property manager and the owner care about the condition of the property and sets an expectation level of how the property should be maintained over the duration of the tenancy.

Our Newton App is a fantastic resource which includes a list of all our preferred trades. These are local businesses that we regularly refer business to and are happy to recommend to our clients. You can download the app by clicking here or by searching Newton Real Estate in the app store on your smartphone.

4. Engage a professional photographer and floor planner
As we said before, first impressions count! We have around 3 seconds to grab the attention of tenants browsing online before then scroll to the next property. What a missed opportunity! Amateur photos can make even a gorgeous home look small, dark and dingy and turn away prospective tenants.

A professional photographer will ensure the property looks bright, airy and inviting. Our team can organise 6 x professional (4 layer edited) images for $177.27 plus gst as well as a black and white floor plan for $177.27 plus gst. These are not only tax deductible but can be reused for future lettings making it faster and cheaper to relet your investment property.

A floor plan is also a great idea together with professional photo as it allows prospective tenants to visualise the home’s layout and whether or not it will suit their needs.

As you can see below professional photography will showcase your properties best features!

Our Property Management team are always available to go through any questions you have. We will work together with you to find you the best tenant and for the best price!
